MM Miller offers complete understanding of the social housing sector, from in-depth experience in the design and construction of our own developments, through to maintenance works on existing sites. Any problems identified during maintenance works are catalogued to enhance the designs for our next generation of new homes. Our refurbishment contracts mean we regularly work in occupied houses, and we take care to minimise the inevitable disruption to tenants. We also carry out reactive and planned maintenance for all our social housing clients.

Re-roofing 67 houses

Shillinghill, Alness

The works involved the removal and disposal of cloaked verge tiles which had an asbestos content, and replacing them with new roof coverings and rainwater goods, together with new uPVC soffits and fascias.

The works were completed 14 weeks ahead of schedule due to two key factors. There was excellent teamwork on site, both between us and our sub-contractors, and between us and the Highland Council design team. In addition, good communications meant we were in regular contact with the council tenants – in writing, on site and by phone.

Modernisation Contract

Wick, Ackergill & Bettyhill

The works covered an external insulated render system with all associated overcills, trims, flashings, roof alterations to accommodate the newly increased wall thickness, new uPVC fascias and soffits, replacement gutters, downpipes and waste pipes. Internal works comprised:

• kitchen replacements
• re-wiring and upgrading electric heating
• replacing sanitary appliances
• replacing internal doors and all associated re-decoration

The original contract asked for 45 houses to be completed by June 2009. However, because we completed the original scope by December 2008, a further 14 houses in Bettyhill and Ackergill were added to the contract.
