Project Overview

The South Head development comprised a mix of semi-detached bungalows and two storey houses, detached bungalows adapted for disabled or elderly residents, and a block of six one-bedroom flats on a Greenfield site next to an existing council housing estate.

The houses were timber framed kit construction with high levels of insulation, clad in a mixture of blockwork with roughcast finish and maintenance-free weatherboard style cladding. All houses had mains gas fired boilers and wet central heating systems using energy efficient condensing combi-boilers.

The infrastructure works included site clearance, foul and surface water sewers with associated manholes and a large attenuation pond as part of the SUDS requirements, and laying water mains, which we are able to undertake ourselves, being an approved Scottish Water Self-lay Organisation. We also excavated tracks, working with the Utility companies on the power and gas supplies, installed the street lighting columns, and constructed all roads and public footways. We also had to re-align the entire existing road adjacent to the housing estate, creating chicanes to introduce traffic calming.

Before starting work, we wrote to all nearby residents, advising them of the commencement of construction work and providing contact numbers so they could raise any matters of concern. This communicative and co-operative approach has resulted in an extremely smooth project – because the local community has been informed well in advance, we have had no problems, even during the road closure to allow the re-alignment works.

All the houses were inspected at key stages by BLP (equivalent to the NHBC for social housing) and passed every one, giving the client and their defects insurer long-term peace of mind that MM Miller has carried out all construction works to rigorous standards.

We achieve the high standards we set because we directly employ joiners, masons, civil engineering operatives, plant operators and labourers. This gives us total control over the majority of the workforce to ensure they are motivated to maintain high standards of craftsmanship.
